IDL was the project's principal architect, interior designer, and builders to this project in Gloucester Gardens, Bayswater.

The property was likewise discovered by IDL, and the vendor was Westminster Council. The joint venture was with a Hong Kong-based investment banker, who was one of our previous clients.

Originally a ground-floor, ex-council studio apartment, it had fallen into disarray. IDL started the design work for conversion to a 1-bedroom flat once we located the property through our network. It was a project that wonderfully displayed the IDL design team's visionary abilities. Using our interior architectural expertise, we installed underfloor heating to create space and transformed the little apartment into a functional, yet stunning and contemporary living environment.

Because this was a development project, we had to work extra hard to keep second fix item costs low while maintaining a high level of quality throughout. Topps provided the tiles, Wren provided the kitchen, and C.P. Hart provided the bathroom. We did, however, spend money on fixtures that a potential buyer would touch, such as Grohe taps and a Corringham kitchen worktop.

Our investor received a high rate of return on investment.
